Remember when I mentioned that we would probably need to sell your place “as is”? Many times this is an issue when folks are in some financial distress. Usually there is no money to do any repairs or fixup. We understand, and this is no problem. We have a workaround for this so we can still get you top dollar.

The simple fact is that most buyers don’t have too much imagination. But, if we can provide that imagination it makes it easier to sell your place for all the money.
So we have you do the best you can to get your place cleaned up and organized, and then and we come in and do the original photography and video.
Then we give this image content to our artists and they do their magic.
Then we give the buyers both the Before and After images of your property. This gives the buyers full disclosure, and also gives them some imagination about the possibilities of the space.







And, sometimes we have an empty room and we need to add some furnishings to give it some interest. We can discuss this with you. Note: This is all done electronically. This is sophisticated photo re-touching. (You are not painting rooms and buying furniture.) We do it if we need it to sell your property. If we don’t need it we won’t do it. I will discuss this with you after I see the inside of your place. You can submit room images with your CMA request below.) It helps buyers visualize your place as their place. We let the buyers know that this is a “simulation” of the space. This technique is often used in high-end properties. This does not cost you anything extra. It is part of my service.
But I will say this. Virtual staging is just a tool. In my view it should be used sparingly. It’s best use is to remove clutter like in the images above. Usually clients can remove clutter themselves but maybe time constraints prevent it. Overuse can actually hurt you because buyers can sometimes be disappointed if they are not aware that these images are simulations. This is why we show potential buyers the “before and after” photos and we are careful to explain that we are just helping them see the the potential of the property. Of course, this is your decision. I can give you more advice on this after I see the inside of your place. Note: we can also do this with landscaping and exteriors if it is useful for getting the sale. I will advise and leave it up to you. It is just a tool.
